1) DISCOUNTED property deals
These deals are discounted, typically 15% discount from RICS, bridging finance can be used if required. This means that the deal is arranged so the discount pays part (or all) of your deposit - depending on what LTV mortgage you get. This minimises the money you are tying up in deposits & maximises your buying power. Alternatively properties can be bought traditionally without the bridging finance facility.

2) FIXED PRICE property deals
These deals are discounted, however bridging finance cannot be used. The price is the lowest the existing homeowner can go - usually because they have a certain level of secured mortgage debt on the property.

3) SELL & RENT BACK property deals
Landlords,why bother with the hassle of traditional tenants ?!? 'Sell & Rent Back' means the original homeowner is staying living in the property, these kind of investments as usually hassle free compared to traditional house letting. Typically the rent is discounted from market rent as the maintenance issues are usually less & furnishing is often not required.
